Project approach

TWO PAINTING PATHS. ONE DISCIPLINED PREPARATION STANDARD.

Interior painting begins with room use, existing finishes, drywall or trim conditions, furniture protection, repair coordination and the finish level you want to live with every day. Exterior painting begins with the substrate, existing coating, exposure, moisture, access, preparation and the selected product’s application requirements.

A lasting finish is not just a color decision. Cleaning, drying, repairs, caulking, sanding, masking, priming and coating selection are considered in the written scope. Exterior scheduling follows temperature, humidity, surface moisture, forecast, dry-time and rain-exposure requirements for the selected system.

How it goes

THE SEQUENCE

  1. 01

    Walkthrough

    Scheduled review

We discuss interior or exterior scope, surfaces, access, visible conditions, protection and desired finish.

  2. 02

    Written scope

    Project-specific

Surfaces, repairs, preparation, primer, coat count, product line, sheen, access and responsibilities are clarified.

  3. 03

    Prepare and protect

    Scope-dependent

Cleaning, drying, masking, floor and furniture protection, repairs, sanding, caulking and other preparation are completed as written.

  4. 04

    Prime and coat

    Scope-dependent

Primer and finish coats follow the substrate, selected system, color change and manufacturer requirements.

  5. 05

    Final walkthrough

    At completion

We review the completed scope together in suitable lighting and address agreed closeout items.

Typical planning ranges only. Actual timing depends on scope, jurisdiction, corrections, inspections, site conditions, weather, and material availability.

Before the estimate

WE COME OUT BEFORE WE QUOTE

A project manager inspects visible surfaces, existing coatings, moisture-prone areas, access, and preparation needs.

Permits & code

PAINTING PERMITS AND LEAD-SAFE REQUIREMENTS

Painting permit paths vary by jurisdiction and by related work. A painting-only scope is commonly treated differently from structural repairs, accessibility changes, historic/design review, exterior alterations, or other work uncovered during preparation.

WorkPermit
Painting-only workOften treated differently from construction work; confirm the responsible jurisdiction and property conditions.
Repairs or alterations discovered during preparationMay require separate review, permits or trade coordination before that scope proceeds.

Homes built before 1978 may contain lead-based paint. Before preparation disturbs existing coatings, we review the applicable lead-safe requirements and the qualifications needed for the work.

DOES THIS NEED AN ARCHITECT?

Painting-only work generally does not require professional design. If preparation uncovers rot or structural damage, the repair is reviewed as a separate scope before work continues.

INTERIOR, EXTERIOR AND PREPARATION

Interior painting

Walls, ceilings, trim, doors, cabinets and selected repairs coordinated around access, protection and the desired finish.

Exterior painting

Siding, trim and exterior details evaluated around substrate condition, preparation, exposure and coating requirements.

Preparation scope

Cleaning, drying, scraping, sanding, patching, caulking and priming are defined before finish coats are scheduled.

Lead-safe boundary

When work disturbs painted surfaces in qualifying pre-1978 housing or child-occupied facilities, RRP requirements may apply.

Schedule
Confirmed after the walkthrough based on home size, occupancy, repairs, access, product system, and weather
Exterior conditions
Confirmed against the selected product’s requirements
Painting-only permit
Confirmed by the responsible jurisdiction and actual property scope
Pre-1978 housing
RRP requirements may apply when qualifying painted surfaces are disturbed

Questions

What homeowners ask us

Can you paint the outside in October?

Sometimes. Exterior scheduling is based on temperature, humidity, surface moisture, forecast, dry time and the selected product’s application requirements.

How many coats of paint will my home need?

The number of coats depends on the surface, color change, coverage and selected paint. We identify preparation, primer and finish coats in the written scope before work begins.

Does the age of my home affect painting preparation?

Yes. Paint in homes built before 1978 may contain lead. Work that disturbs those coatings needs review for applicable lead-safe requirements before sanding, scraping or other preparation begins.

Do you move furniture and cover floors?

We protect floors and adjacent surfaces. Furniture-moving responsibilities and limits are confirmed in the written scope.

When can I wash newly painted siding?

Wait until the selected coating has cured, following its manufacturer's instructions. Cure time depends on the product and conditions; we can identify the relevant care guidance for your finish.
